How to Report a Repair
Exchanging
Before you can swap homes with another tenant you must ask our permission. If the person you wish to swap with is not a Melville tenant they must also ask their landlord for permission.
If you are exchanging with a tenant of another housing association/local authority, then you must complete and submit an application form for both landlords.
IMPORTANTLY:
- You must not move in until we've given permission in writing
- You must check you qualify for the size of property
- We may cancel your application if you knowingly give false or misleading information
WHAT HAPPENS NEXT?
- We (and any other landlord involved) will check that the properties will not be overcrowded or under-occupied
- Both rent accounts will be checked. You will not be allowed to go through with a swap if you have outstanding arrears or recharges
- We (and any other landlord involved) will inspect the homes. If any work is indentified which is your responsibility (i.e. not general wear and tear) the exchange will be put on hold until such work is completed
- The incoming tenant is allowed to take on responsibility for minor works (such as replacing door handles) but a form must be signed agreeing to this
HOW SOON CAN I MOVE?
We aim to process all requests within 28 days of receiving both completed forms and references. It is then up to you to agree an exchange date and arrange to sign your new tenancy agreement.
When the exchange date has been agreed, you will be advised of the rent which is due at sign up. If you are moving into a Melville tenancy you will be required to pay at least 1 months’ rent in advance if you don’t qualify for housing benefit.
ONCE PERMISSION IS GIVEN, PLEASE BE AWARE:
- Any repairs or replacements which have not been attended to by the outgoing tenant, other than those arising from wear and tear, will be your responsibility.
- Decoration and lock changes are your responsibility.
