Repairs to Common Areas
If you own a property in a block, you have a shared responsibility for any common area maintenance eg to drains, roof, chimney, external walls, communal paths etc. Costs will be shared equally between all owners, including Melville.
To find out which areas are classed as shared or common, please check the title deeds for your property.
If repairs are needed, Melville will organise work on most communal issues up to £250 per household, in line with the Property Factors (Scotland) Act 2011.
Before we carry out repairs and maintenance above £250 (per property), we will first get permission from a majority of owners within the block. We will we only arrange to have the work carried out if we have majority agreement. However, if you are unhappy with the quotes provided, you can supply Melville with two quotes from contractors of your choice.
We do not always require consent from all owners and can proceed with the work if the majority of owners within the block agree.
